Returns and the bonus program
Our target is a 12% annual return for investors, and we would like investors to earn more. Our bonus program keeps the fund managed responsibly while passing as much upside as possible to investors. Think of the bonus as just that, a bonus. We hope to pleasantly surprise you with it.

We lend against the property as it is today, up to 70% of its current value. We do not fund site work or construction, and future improvements are not counted toward the loan amount.
